Architecture Fees
The cost for architecture services depends on a number of factors, including the scope of the project and the preferences of the client. Here are the different ways Architects generally charge a project :
Hourly rate: This is a common method of charging for architecture services, particularly for smaller projects or for services such as consulting or project management.
Fixed fee: A fixed fee is a set amount for the entire project, regardless of the number of hours worked. It is an option for larger, more complex projects where the scope of the work is well defined.
Percentage of construction costs: This method involves charging a percentage of the total construction costs for the project. This option is to be privileged when we can accurately estimate the total construction costs.
At Brunner & Sanina, this is how we charge our services :
From the Feasibility Study until the Beginning of the Works : Our fees are fixed.
Thanks to a long experience, we are able to estimate accurately the time to be spent on a feasibility study or a technical documentation phase and to define a fixed fee for these different phases. The amount is then billed progressively according to a schedule defined in the proposal. If you wish to make changes on what has been initially agreed, there is no problem, we edit an addendum to the proposal covering the eventual extra-work on an hourly rate.
Construction Works Management : Our fees are fixed and adjusted to the actual progression of the works.
Our objective is to guarantee you that the works are done according to the calendar and according to the project. That requires regular visits with the contractors involved and a daily remote management by video and audio support with all contractors. To best fulfill this goal at the best cost, at Brunner & Sanina, we charge the remote management and the visits differently. The remote management is charged on a flat rate, per week of works and covers all the works that is done from our office (contractors bills analysis, video and audio support, material orders etc). The second are charged per visit and covers the round trips, the meetings, the report and the follow up of our comments. By doing so, our fees reflect the reality of the progression of the works. If you wish to make changes on what has been initially agreed, there is no problem, we edit an addendum to the proposal covering the eventual extra-work on an hourly rate.
